Jordan Creek
This fabulous mixed-use facility opened on August 4, 2004. The project is the flagship in the General Growth portfolio and represents a new level of shopping, dining, entertainment and accommodations. The Town Center incorporates not only traditional retail requirements, but also mixed-use entertainment venues including an amphitheater, water recreation, theater, play area and childcare center. This master planned development highlights three distinct “districts”: The “Shopping District” includes a two level enclosed shopping center featuring water falls, a food court, lifestyle retailers, cinema and a streetscape exterior design. The “Lake District” includes a 3.5-acre lake surrounded by bike trails, pedestrian walkways, a boardwalk with a wide variety of waterfront dining, a hotel, amphitheater and boating docks. The “Village” is an outdoor lifestyle center hosting a collection of specialty retailers in an open-air design. Consulting Engineers of Omaha was involved in the design of the entire center including all districts, interior and exterior. A major design innovation incorporated into this facility for the first time was a completely electronic and reconfigurable metering and control system that eliminated the expense of traditional metering, distribution and control systems, for considerable cost savings, space savings and long term flexibility.
Westfield Annapolis Mall
Schnackel Engineers' extensive communication and negotiation between the design team and the local utilities was a critical element in this project. SE faced major phasing challenges in coordinating code and utility requirements due to fact that the expansion required the relocation of several existing utility transformers and coordination with existing high voltage electrical lines that passed below grade through the existing mall and into the new expansion. These transformers and lines were relocated while maintaining power supply to the existing tenants. SE also designed an innovative secondary drainage system for the expansion, and relocated the fire pump and fire command center as well. A major challenge of this expansion was to maintain continuous operation of all systems throughout construction.
Ward Village - Honolulu, HI
This new 28-story project covers approximately two city blocks in Honolulu’s prestigious Ward Village neighborhood. The project consists of over 200 high-end residential units anchored by two floors of retail and restaurant venues. A major design challenge was to provide a highly sustainable, energy efficient system that meets the unique environmental challenges and construction logistics of the Hawaiian location. Once again, Schnackel Engineers breaks new ground as this project is slated to be the one of the first high-rise buildings certified by the US Green Building Council’s LEED sustainable design rating system in the State of Hawaii; no small task for a project in a relatively remote location with few local building material resources. Schnackel Engineers, with LEED accredited professionals on staff, will be leading the energy simulations, commissioning and efficiency initiatives of this exciting project.
Ala Moana Tower - Honolulu, HI
A new 23-story project in the Ala Moana neighborhood comprising of 213 high-end residential units and anchored by one floor of retail and restaurant venues at ground level. The major design challenge on this particular project is to provide a highly sustainable, energy efficient system that meets the unique environmental challenges and construction logistics of the Hawaiian location. Like Ward Village, Ala Moana Tower r will also be certified by the US Green Building Council’s LEED sustainable design rating system in the State of Hawaii. Schnackel Engineers will once again be leading the energy simulations commissioning and efficiency of this project.

Wachovia Bank
Schnackel Engineers also provides MEP/FP Services to Wachovia in their current rollout program. Schnackel Engineers has re-engineered the Wachovia prototype for a 30% construction cost reduction over the previous prototype. Red Robin
Schnackel Engineers first became associated with Red Robin Gourmet Burgers, Inc. in early 2001. During this relatively short period of time we have successfully completed 132 projects extending from Washington State to Southern California to Maryland. Due to the quality of our engineering drawings and our special attention to detail, we are also contracted to maintain the Mechanical, Electrical, and Plumbing corporate prototype and provide input on design improvements for future projects. Royal Hawaiian Shopping Center
Over the past 4 years, Schnackel Engineers, as MEP engineering services provider, has been a part of the renovation of the 29-year-old Royal Hawaiian Center in Waikiki. The $84 million project turned an outdated center with heavy concrete walls into a 310,000-square-foot open-air mall with Hawaii-inspired design and landscaping. Schnackel Engineers was instrumental in the design of outdoor common areas including the Royal Grove, which includes unique water and lighting features. Coordination of tenant utility upgrades and revisions to services were closely reviewed and phased in order to minimize any disturbance to existing occupied tenant spaces. Great care was taken in the renovation design to maintain the building's original aesthetics while modernizing it's mechanical, electrical, telecommunication, fire protection, and plumbing systems. Schnackel Engineers' ability to provide coordination for the project and to meet the unique environmental challenges and construction logistics of Hawaii was instrumental in the design process as well.
